Real Estate Purchasing Procedure in Turkey

Real Estate Purchasing Procedure in Turkey

One of the frequently asked questions by our clients is the purchasing process. So, here at Home.com.tr, we decided to answer all the questions in more detail and list the real estate purchasing procedures.

Viewing and Booking the Property

First, we carefully study your requests, preferences, and the purpose of your acquisition. It may take several days to choose a property that you really like. Once we find it, we book the property. The booking amount can range from 1,000 to 3,000 Euros. At this stage, depending on the owner or developer, you will be provided with either a sales contract, where the payment scheme will be detailed (if the property is purchased in installments), or a booking form. Each transaction is individual, so the procedure may vary.

Obtaining a Turkish Tax Number

The first steps towards the purchase have already been taken, let's move on. We help you obtain a Turkish tax number; for this, we need only your passport, home address, Turkish phone number, and your mother's and father's names.

Opening a Bank Account in Turkey

If you wish, we can help you open a bank account in a Turkish bank. You can easily transfer money to your account, and later you can link your utility payments to your bank account, and they will be automatically debited, as long as you have the necessary amount in your account.

Issuing a Power of Attorney

If you do not plan to stay in Turkey for a long time, the next step will be to issue a power of attorney to your trusted person or the company through which you are purchasing the property. This power of attorney will specify that this person has the right to represent you in the relevant institutions for the purchase and re-registration of the property in your name, payment of taxes, re-registration of water and electricity in your name, issuance of a technical passport, internet connection, and in some cases, renting out your property if you wish.

Re-registration of Property at the Land Registry Office

After preparing and submitting all the documents to the Land Registry Office, we only have to wait for an SMS indicating the date and time scheduled for the property re-registration procedure. The re-registration procedure takes 5-10 working days after submitting the documents.

And the final procedure is moving into the apartment; our company will gladly assist you with the purchase of furniture and household appliances.
